
Central mortgage register
Central mortgage register (CMR) is a unique public
central database where mortgages entered in the authorized real estate
registers are registered, for the purpose of search and collecting of
mortgage data
The Central mortgage register database has been
established pursuant to Acts 57 and 58 of the Law on mortgage (Official
Gazette of the Republic of Serbia, No. 115/05) by taking over the
existing real estate cadastre data and entering the existing data
submitted from land books and intabulation books (intabulation book is a
set of documents kept by the authorized district court and where, at the
clients’ requests, liabilities or real estate rights are registered).
Central mortgage register is available to everyone
for search or collecting data, anytime during real estate cadastre work
hours or all the time via the Internet.
Central mortgage register is kept by Republic
Geodetic Authority.

Mortgage registration
Mortgage is registered in the authorized real
estate register – that being the land book or real estate cadastre, and
somewhere it is intabulation book or protocol in the district court.
Request for mortgage registration should be submitted to authorized real
estate service, that is, land book or the court with jurisdiction over
that.
Mortgage is not to be registered in the Central
mortgage register but it should represent a central register of all
mortgages registered in registers.
The Central mortgage register practically gathers
data from the above mentioned sources in a unique database. It means
that it contains data which should be only used for register search and
it is filled in with data from forms or data are taken over from
Republic Geodetic Authority local offices.
Central mortgage register is a public register.
Everyone having access to the Internet can search the Central mortgage
register and get access to data on real estate and mortgage.
Data on real estate:

Political municipality;

Cadastral municipality;

Number and subnumber of the plot of land;

Number of the building structure within the
plot of land;

Entrance number, floor number;
-
Number of the separate part within the building
structure;

Address (street, house number and subnumber);

Purpose of the building structure;

Purpose of the separate part of the building
structure;

Floor space of the part of the building
structure.
Data on mortgage:

Date of the mortgage registration;
-
Date of the mortgage closure;
-
Duration of the mortgage;
-
Comments concerning the duration of the mortgage;
